Seasonality appears to be the biggest factor. With summer vacations in full swing during June and July and families focused on travel and children out of school, real estate activity often takes a temporary pause. This year was no exception.
It is also important to note the broader view: across both San Mateo and Santa Clara Counties, there was no significant month-over-month decline in sales. Sales volume was up year over year in San Mateo County, while Santa Clara County experienced a decline. Overall, the market continues to show resilience, even if individual cities reflect short-term variations.
