June 2019 Real Estate Update

Portola Valley

From January through April this year, 10 homes sold in Portola Valley. In May, 11 homes closed escrow. Since 2014, there have only been 8 other months (out of 65 months) that had double-digit sales. Of the 11 sales in May, only one sold for more than list price. It is noteworthy that there were no sales over $4.5 million and no sales under $1 million. The median selling price is down this year, but remains over $3 million. Most homes sold quickly in May with 6 selling in less than 3 weeks. Currently, there are 18 homes for sale, only 3 of which have been on the market for less than 30 days. There are an additional 6 homes pending sale, including one listed at more than $13 million.

Woodside

There were 7 homes sold in Woodside in May, matching the number sold in April. Of the 7 sales in May, 2 sold for more than list price, including one that sold for $605,000 over list. It is also noteworthy that the highest priced sale, at $7,495,000, sold at list price. The median selling price is up 18% this year at a record high of $3.3 million. Homes also sold quickly in May with all but one home selling in less than a month. Currently, there are 38 homes for sale, only 6 of which have been on the market for less than 30 days. There are an additional 7 homes pending sale, 6 of which were listed for less than $2 million.

Atherton

There were 8 homes sold in Atherton in May, surpassing the previous monthly high this year of 6 sales. Of the 8 sales in May, 3 sold for more than list price, including one that sold for more than $11 million. It is also noteworthy that the highest end of the market was strong with 4 sales in excess of $10 million. The median selling price is down 12% this year but remains over $7 million. Homes took longer to sell in May, as they have all year compared to last year. Currently, there are 32 homes for sale, only 8 of which have been on the market for less than 30 days. There are an additional 9 homes pending sale, including one listed at $25 million.

Menlo Park

There were 37 single-family homes sold in Menlo Park in May, outpacing the previous monthly high this year of 31 sales in April. Of the 37 sales in May, 20 sold for more than list price. It is also noteworthy that there were 4 sales for more than $6 million and 1 sale for $9.7 million. The median selling price is down 8% this year but is still more than $2.5 million. Homes also sold quickly in May with 23 homes selling in less than 3 weeks. Currently, there are 53 single-family homes for sale, 12 of which have been on the market for less than weeks. There are an additional 35 homes pending sale.

Palo Alto

There were 36 single-family homes sold in Palo Alto in May, not quite matching the high this year of 38 sold in April. Of the 36 sales in May, 20 sold for more than list price. It is also noteworthy that there were 6 sales for more than $5 million and 2 for more than $6 million. The median selling price is down 6% this year but is still more than $3 million. Homes also sold quickly in May with all but 4 homes selling in less than a month. Currently, there are 58 single-family homes for sale, 15 of which have been on the market for less than 30 days. There are an additional 21 homes pending sale.

Los Altos & Los Altos Hills

There were 40 single-family homes sold in Los Altos in May, outpacing the previous monthly high this year of 30 sales in April. Of the 40 sales in May, 20 sold for more than list price. It is also noteworthy that there were 4 sales for $6 million or more. The median selling price is down 3% this year but is still more than $3.3 million. In Los Altos Hills, there were 5 homes sold in May, 3 of which sold for more than list price. It is also noteworthy that all sales were between $$4.1 million and $6.8 million. The median selling price is down 15% this year but is still more than $4.5 million. Currently, there are 46 single-family homes for sale in Los Altos and 38 pending sale. In Los Altos Hills, there are 24 homes for sale and 7 pending sale.
