June 2024 Real Estate Update

The first five to six months of the year used to be the primary selling season on the Peninsula, but times have changed. Market fluctuations are now more common, especially in recent years. A particularly variable statistic has been the number of sales. This month, we are doing a deep dive into this statistic on a county-wide basis (though it can be provided to you for a specific city or town as well). 

Here are our findings for the number of single-family home sales from January to May:

The significant fluctuations were clearly due to the pandemic. There was a noticeable drop in 2020 when the pandemic began in March. During the peak pandemic years, sales numbers were unusually high. Sales then fell dramatically last year, but 2024 is showing a return to higher numbers but still not to pre-pandemic levels. We are encouraged to see so many homes selling for more than list price, albeit generally on the lower-priced homes, but not exclusively.

We have, however, seen a recent slowdown in the market, likely due to a focus on graduations, the still pent-up demand for travel that so many are doing, and an early start to summer vacations. The bottom line is that past trends do not necessarily predict future outcomes. The market is ever-changing, highlighting the importance of experience in navigating these fluctuations and setting a course of action for you personally. That is where we come in.
