November 2020 Real Estate Update

A lot has happened since we were in touch last month – the clocks have been turned back (and 5 o'clock darkness is upon us), the election is over (well, we think it is), and unfortunately, the pandemic is still with us and in many places (thankfully, not here) it is worse than ever. The end of the year will be here before we know it but that doesn’t seem to matter in the real estate world this year. As the case has been since March, there is nothing typical this year, so the end-of-year real estate slow-down that we often see coming into the holidays is not happening.

The number of new listings seems to be slowing down. However, buyer demand is still incredibly strong and coming into the holidays should not deter you from putting your house on the market.

Market knowledge, competitive pricing/bidding, and wide-reaching networks are still essential for buying and selling homes. And, excellent negotiating skills are key for successful results, particularly when multiple offers are involved. These are all things we excel at and just a few of the reasons we continue to represent so many homeowners in Woodside. Portola Valley

Already this year, we have seen 74 homes sold in Portola Valley – that’s 20 more than all of last year and 13 more than in all of 2018. There were double-digit sales for each month June through September (during a pandemic!); last month it fell to 8 sales. There are 9 homes currently pending sale, 6 of which were on the market for more than 50 days before they went into contract. There are 17 homes for sale, 13 of which have been on the market for more than 30 days.

Woodside

Already this year, we have seen 64 homes sold in Woodside – that’s 1 fewer than in all of last year and the same number as in all of 2018. There are 10 homes currently pending sale, 4 of which were on the market for more than 50 days before they went into contract. There are 31 homes for sale, 24 of which have been on the market for more than 30 days.

Atherton

In Atherton, 66 homes sold so far this year – that’s 1 more than in all of last year and 2 more than in all of 2018. There are 6 homes currently pending sale, half of which were on the market for more than 50 days before they went into contract. There are 27 homes for sale, 23 of which have been on the market for more than 30 days.

Menlo Park

This year, we have seen 233 single-family homes sold in Menlo Park, far fewer than the 280 homes sold in the same period last year. There are 39 homes currently pending sale, only 13 of which were on the market for more than 30 days before they went into contract. Inventory is high with 59 homes for sale, and 30 of those have been on the market for more than 30 days.

Palo Alto

So far this year,  276 single-family homes sold in Palo Alto – that’s 5 more than the same period last year. There are 41 homes currently pending sale, and only 13 of those were on the market for more than 30 days before they went into contract. Inventory is high with 84 homes for sale, 57 of which have been on the market for more than 30 days.

Los Altos

In Los Altos, we have seen 244 single-family homes sold this year – far fewer than the 268 homes sold in the same period last year. There are 34 homes currently pending sale and 32 homes for sale, 19 of which have been on the market for more than 30 days.

Los Altos Hills

In Los Altos Hills, already this year, we have seen 78 homes sold – that’s 27 more than in all of last year and 10 more than in all of 2018. There are 8 homes currently pending sale, half of which were on the market for more than 80 days before they went into contract. There are 33 homes for sale, 23 of which have been on the market for more than 30 days.
