In terms of gauging market performance, we like to look at the median sales price as it tends to be a more accurate price indicator than the average, which can be inflated or deflated based on the sale of just one or two really high or low-end properties.

Portola Valley
In Portola Valley, the 3rd quarter median price was $3,900,000 compared to $3,407,500 in the 2nd quarter and $3,350,000 in the 1st quarter. The median price year-to-date through the 3rd quarter, at $3,726,500, is up 22% compared to all of ast year. In September, 11 homes closed escrow (3 for more than list price), and another 6 homes are pending sale. Currently, Portola Valley has 18 homes for sale.
Woodside
In Woodside, the 3rd quarter median price was $3,300,000 compared to $2,797,500 in the 2nd quarter, and $2,700,000 in the 1st quarter. The median price year-to-date through the 3rd quarter, at $2,850,000, is up 12% compared to last year. In September, only 3 homes closed escrow plus another 8 homes are pending sale. Currently, Woodside has 32 homes for sale.
Atherton
In Atherton, the 3rd quarter median price was $6,500,000 compared to $6,575,000 in the 2nd quarter, and $7,000,000 in the 1st quarter. The median price year-to-date through the 3rd quarter, at $6,575,000, is up 9.5% compared to last year. In September, 9 homes closed escrow, 3 for more than list price, and 14 additional homes are pending sale. Currently, Atherton has 36 homes for sale.
Menlo Park
In Menlo Park, the 3rd quarter single-family home median price was $2,700,000 compared to $2,550,000 in the 2nd quarter, and $2,575,000 in the 1st quarter. The median price year-to-date through the 3rd quarter, at $2,575,000, is up 7% compared to last year. In September, 34 single-family homes closed escrow (14 for more than list price), and another 28 homes are pending sale. Currently, Menlo Park has 59 single-family homes for sale.
Palo Alto
In Palo Alto, the 3rd quarter single-family median price was $3,025,000, compared to $2,800,000 in the 2nd quarter, and $3,197,500 in the 1st quarter. The median price year-to-date through the 3rd quarter, at $3,035,000, is down 1% compared to last year. In September, 38 single-family homes closed escrow (12 for more than list price), and another 36 homes are pending sale. This is very strong activity. Currently, Palo Alto has 86 single-family homes for sale, half of which have been on the market for more than 30 days.
Los Altos
In Los Altos, the 3rd quarter single-family median price was $3,330,000 compared to $3,150,000 in the 2nd quarter and $3,300,000 in the 1st quarter. The median price year-to-date through the 3rd quarter, at $3,275,000, is down just a fraction compared to last year. In September, 35 single-family homes closed escrow and another 24 homes are pending sale. Currently, Los Altos has 42 single-family homes for sale.
Los Altos Hills
In Los Altos Hills, the 3rd quarter median price was $4,250,000 compared to $3,900,000 in the 2nd quarter and $4,428,500 in the 1st quarter. The median price year-to-date through the 3rd quarter, at $4,007,000, is down 5% compared to last year. In September, 13 homes closed escrow and another 5 homes are pending sale. Currently, Los Altos Hills has 29 homes for sale.
