It’s official – schools are back in session and the start of Fall is just around the corner. Vacations didn’t stop the real estate market, like it has in some years. Check out the market performance in our surrounding cities and towns below.
Now that school has started, we are seeing a push to get homes on the market so sellers can close before year end.

Portola Valley
August was the second-highest month for volume this year with 6 homes closed (the record this year was 11 homes in May). There are currently 17 homes for sale, 4 of which were listed in the past 2.5 weeks. Prices range from $1,495,000 to $12,000,000 plus an estate home (with Palo Alto schools) that just came on the market at $31,500,000.
Woodside
After a fairly robust spring and early summer, 3 homes closed escrow in August, two of which had been on the market for more than 120 days. Three additional homes went into contract in August and are currently pending close of escrow. There are currently 36 homes for sale, 9 of which were listed in the past 2.5 weeks. Prices range from $1,698,888 to $28,500,000.
Atherton
Four homes closed escrow in August, all of which had been on the market for more than 100 days. Two additional homes went into contract and are currently pending. There are currently 28 homes for sale, 7 of which were listed in the past 3 weeks. Prices range from $2,149,888 to $32,000,000.
Menlo Park
Twenty-seven homes closed escrow in August. An additional 14 homes went into contract in and are currently pending close of escrow. There are currently 43 homes for sale, 9 of which were listed in the past 2 weeks. Prices range from $899,000 to $6,989,000.
Palo Alto
Twenty-three homes closed escrow in August with an additional 18 homes that went into contract and are currently pending. There are currently 67 homes for sale, 28 of which were listed in the past 3 weeks. Prices range from $1,495,000 to $39,988,000.
Los Altos & Lost Altos Hills
Twenty-six homes closed escrow in August in Los Altos and Los Altos Hills with an additional 21 homes going into contract and are now pending. There are currently 41 homes for sale in Los Altos, 17 of which were listed in the past 2.5 weeks. Prices range from $2,328,000 to $16,900,000. In Los Altos Hills, there are 23 homes for sale, 7 of which were listed in the past 3 weeks. Prices range from $2,980,000 to $49,990,000.
