May 2019 Real Estate Update

The real estate market may not be “on fire” like it has been in recent years, but there are still many positive signs across our local real estate markets. Furhermore, the recent IPO of Lyft and the even more recent IPO of Uber are expected to draw an onslaught of new buyers into the market, many of whom will be looking for the lifestyle that our great town offers.

Portola Valley

The highest priced sale in Portola Valley last month sold for 7% over list price in just one day. Neighboring cities with more sales volume continue to see the majority of homes selling for over list price. While there were just 3 sales last month, it is encouraging to see that prices were all above $3 million. And, homes sold quite quickly. Ten additional homes went into contract since April 1 and are pending sale. There are 21 homes for sale in Portola Valley ranging from $1,695,000 to $9,845,000.

Woodside

The highest priced home sold in Woodside last month was for more than $7 million. There were 7 sales last month, and it is encouraging to see that three were above $5 million. Five additional homes went into contract since April 1 and are pending sale. There are 40 homes for sale in Woodside, a higher number than we have seen in some time, ranging from $1,198,000 to $27,900,000.

Atherton

There were two sales last month in Atherton for more than $20 million. There were 4 sales last month with such varying price ranges. The two over $20 million had each been on the market for some time and each sold well-under original list price. Six additional homes went into contract since April 1 and are pending sale. There are 30 homes for sale in Atherton, a higher number than we have seen in some time, ranging from $1,988,000 to $26,000,000.

Menlo Park

The highest priced sale in Menlo Park last month sold for 5% over list price in just 9 days. The vast majority of homes sold for more than list price – 21 out of 31. There were 31 sales last month – more than half for $3 million or more. An additional 25 homes went into contract since April 1 and are pending sale. There are 63 single-family homes for sale in Menlo Park, a higher number than we have seen in some time, ranging from $1,089,000 to $17,500,000.

Palo Alto

There were 2 sales for more than $9 million. More than half of the homes sold for more than list price – 20 out of 38. There were 38 sales last month – 58% of which sold for $3 million or more. An additional 27 homes went into contract since April 1 and are pending sale. There are 70 single-family homes for sale in Palo Alto a higher number than we have seen in some time, ranging from $1,798,888 to $19,800,000.

Los Altos and Los Altos Hills

Los Altos and Los Altos Hills each had a sale in excess of $7.2 million. Between the two towns, more than half of the homes sold for more than list price – 20 out of 36. There were 30 sales last month in Los Altos and 6 sales in Los Altos Hills. An additional 41 homes went into contract since April 1 and are pending sale. There are 30 single-family homes for sale in Los Altos ranging from $2,195,000 to $19,880,000 and there are 27 homes for sale in Los Altos Hills ranging from $2,300,000 to $49,990,000.
