Eight Months In: A Closer Look at Our Local Markets

The official first day of fall is this week – it’s hard to believe! This month, we are taking a quick look at where the trends are in our local markets for closed sales year-to-date through August 30. Some may be surprising.

Of course, data never tells the entire story, particularly here on the Peninsula where homes and properties can differ so significantly. The numbers provide an important perspective, but decades of local experience like ours will always provide the context behind them. Just give us a call. Portola Valley

Key Takeaway: Strength at the higher end of the market. Despite the higher price point, this segment accounts for more than half of all sales and has performed quite well by both measures shown above.

Woodside

Atherton

Surprising is how many homes have sold in the very highest end of the market and the high sale-to-list average for homes in this category. 

Menlo Park

Key Takeaway: Strength at the mid-range of the market. Despite price points reaching up to $7M, this segment has performed by far the best in terms of how quickly homes sold. Surprising is how many homes have sold in the very highest end of the market and the high sale-to-list average for homes in this category. 

Palo Alto

Key Takeaway: Balance between the lower end of the market and the very highest end of the market. Despite price points reaching up to $22M, this high-end segment has performed quite well. Surprising is how many homes have sold for more than list price this year – in fact, 71%. 

Los Altos

Key Takeaway: Volume of sales in the mid-range of the market and the very low days on market. Surprising is how few homes now sell under $3M, how many homes sold for more than $7M, and how much over list price they sold for in this very high-end segment.

Los Altos Hills

Key Takeaway: Volume of sales in the mid-range of the market and the nearly comparable days on market to the more entry-level segment of this market. Surprising is how many homes have sold for more than $10M this year.
